Contemporary Florida modernist home lifted on piles to avoid hurricane damage. Minimalist design with few warm materials...
Original General Contractor was replaced with Constructure/OFCM and I was hired to manage the proper reconstruction of the home. Along the way we discovered a tremendous brevity of details and lack of concepts/direction. The original architect neither had the time, interest nor skill set to complete the documents and thus I assumed the role as design/builder.
The first step undertaken was to completely investigate all installed systems and components- we did this with the help of external MEP engineers and other testing agencies. Once we knew what was wrong we set out to correct all defects regardless of the depth of such errors. The entire mechanical system was eventually replaced along with all ductwork and ceilings. Similar problems were discovered in the plumbing system and to a large degree the electrical system.
Our biggest satisfaction came in terms of satisfying the owner's interest in a warmer palette of interior materials and finishes. The owner has an interest in all things nautical and thus we designed a complete Mahogany interior package.
Due to the fact that we could not source the high quality subs that I had become accustomed to in the Detroit region, I began recruiting some of those subs to complete the project. Successful but not for the faint of heart...
A tough job which brought much satisfaction to my clients and myself
